Deciding against the upheaval of moving from their family home they decided to increase their space by adding a kitchen extension to their property. The key requirement for the additional space was minimal frames and maximum light so they visited our Weybridge showroom to look at our slimmest sliding doors and the options available to incorporate glazing into a flat roof. What we delivered We manufactured and installed our slimmest sliding door system the XP Slide Panoramic +. The system boasts a slim-line transom of just 25mm, and a door sash that is completely concealed by the outer frame, meaning internally it has been completely concealed by plaster board around the head and sides of the door, with the bottom track buried as well. Externally the frame can be concealed also, which has been achieved here by a large fascia bulkhead that covers the head of the door. The brick to brick opening leaves the side jams of the door exposed, which even then, only has a visible sightline of just 59mm. The XP Slide Panoramic + also boasts a multi-point lock operated by a latch within the handle that locates both a shoot bolt lock into the head and foot of the door, and three additional latches that lock into the doors outer frame. The flat roof boasts an XP Pyramid skylight, a frameless glass skylight that acts as a striking architectural feature from both inside and outside of the property. The glass to glass joins ensures maximum light floods into the property from above, whilst giving a sleek modern appearance from the inside. The slim-line roof lantern is structurally bonded within our factory so arrives on site fully built-up. The size of this lantern meant we had to gain access via the neighbour’s garden and hire specialist lifting equipment to get the huge skylight into position on the top of the flat roof. The result is a contemporary addition to this house. The two glazed products that we supplied are the key features within the design. The sliding doors are effectively a wall of glass interrupted by just two 25mm wide vertical transoms, and the pyramid rooflight follows the same theme, minimal frames and a beautiful modern appearance. This kitchen extension is light filled, with a flush walk through out to the flagged patio area outside. The property has been built with traditional Yorkshire stone and coupled with expansive aluminium glazing to create a classic looking house that is flooded with light, open-plan flexible spaces and seamless transitions from inside to out. Background When embarking on this large new-build project the homeowners began by looking for suppliers and visited our Leeds showroom back in 2016. Suitably impressed with the products that we had on display and the knowledge of our staff they e-mailed their plans to sales@expressbifolds.co.uk. We quoted the whole job 'Off-Plan' and were the ideal company to carry out this project as we were able to manufacture and install every external door and window product required to create this new dream home. What we delivered We worked closely with the homeowner’s project management to ensure that our installation tied in with their build schedule. To expedite our manufacturing process, we ordered all the required RAL coloured profile 'Off-Plan', so we had the materials ready to manufacture as soon as the site survey was carried out. The survey took place once was outer structure of the house was built and we commenced the bespoke manufacture immediately because we had previously ordered RAL coloured profile. We supplied the aluminium entrance doors, and aluminium windows throughout. The unique design of the house includes three ground level sets of our XP View bi-folding doors, including a set at the front of the property. The house sits within immaculate landscaped gardens and the grand entrance area includes an outdoor seating area so a morning coffee or evening meal can be enjoyed when the sun is rising or setting. The rear elevation boasts the same benefits, a large rear patio that seamlessly connects the indoor and outdoor space. The benefit to creating these outdoor spaces on both elevations means that regardless of the time of the day, or year, you can enjoy sitting in direct sunlight without losing it to the working week or the shorter days. Full height glazing and opening flexibility is gained upstairs also courtesy of a three-section folding door and a French door utilised in the bedrooms that can be completely opened thanks to the statement galvanised steel balcony’s that ensure no issues with containment. The most impressive design features are the two mirrored glazed atrium's. The front of the property is dominated by a large curtain-walling screen, which runs from the ground floor up to the ridge of the roof. The curtain-wall houses an aluminium front entrance door to create an impressive entrance that floods the inside of the home with natural light. The rear elevation mirrors the same glazed feature, a second curtain-wall screen but this time sitting above a bifold door, which allows the ground floor glazing to be completely opened allowing for unobstructed views out to the Harrogate countryside. Mirroring the two huge glazed screens means on approaching the house you can see right through to the gardens, and internally the home is a light, airy space with the panoramic glazing making the interior space feel even more expansive. What we delivered The brief for this project meant that our Leeds showroom was the perfect place to visit. Impressed with the products on display we acted as a one-stop-shop for both the glazing and the new, modern kitchen, which was purchased through German kitchen expert Prestons. The extension has been utilised as a new dining area with a large roof lantern sitting in front of a large picture window on the first floor and above the dining table on the ground floor. The three new elevations are predominantly glazed, with two large picture windows lighting up the returns with a wide, three-panel bi-folding door completing the extension while offering the flexibility to open-up the new dining space and seamlessly connect it with the seating area outside. XP Glide sliding doors have been utilised in the new kitchen and master bedroom, alongside various fixed, and casement windows throughout the home. Our sliding doors boasts minimal sightlines, so the XP Glide was the perfect product to ensure the kitchen is a bright, airy space with ample views out to the garden. The finished result is a stunning, light-filled home that externally through a combination of aluminium windows, Yorkshire Stone & a cream rendered finish looks modern but with a traditional touch. The new homeowners saw great potential in this large corner plot & planned a huge front to back renovation that included connecting the two existing extensions to create one large open plan space. Their plans also included modernising the home throughout, adding an additional storey to the side extension to accommodate a master bedroom and en suite, as well building a huge external raised patio area to seamlessly connect to the new open-plan kitchen and dining area to the large garden outside.     The inspiration for this project was very much born out of a visit to our flagship Leeds showroom, The Home Space from Express, as the homeowners treated it as a one stop shop, which led them to use several of the Companies that they first saw in our Leeds showroom to transform this home into the inspirational space it is today. The build itself was carried out to the highest standard alongside the several expert companies used. What we delivered Express delivered glazing solutions throughout the whole house, all of which was chosen by the homeowners in a very design led approach. The front of the house contains our premium Scenic casement windows boasting slender frames, in our elite colour Mocha, housed with solar powered integral blinds downstairs and manual sliding integral blinds upstairs. The feature entrance is dominated by our Linora front door with adjacent sidelights, which is both strong and secure, and the perfect centrepiece for the front of this modern home and inside within the contemporary hallway also. The flat roof area at the front of the house contains an XP Skyview skylight to maximise natural light into the new gym area. The textured Mocha finish was chosen because the homeowners wanted the front of the house to look completely unique, so a grey RAL colour for the door and windows was deliberately avoided.     The rear elevation of the home contains products in a different colour and finish altogether. The colours within the home are all neutral so the homeowners opted for our gloss finish, elite colour in granite for the doors and windows throughout the rest of the home. Boasting a detailed finish not dissimilar from a granite worktop, the granite colour looks stunning on the huge XP Slide Panoramic doors that combined span almost ten metres across the back of the house. The new bedroom looks like it is floating, sat on a steel corner post that has been expertly cladded with bespoke, insulating pressings. The corner can be completely opened with the XP View bi-folding door and sliding door moving away from the post, creating an al fresco dining area or a clear pathway to the patio furniture outside. The new extension is dominated by two more feature products. A huge Sky Line roof lantern is the centrepiece of the beautiful new kitchen. The master bedroom contains a floor to ceiling tilt only window, with a shaped gable frame above it, lining through with the pitch of the extensions new roof. The bifold door and Scenic casement windows contain electronically operated Uniblinds, which allow the homeowners to close off the side elevation for privacy from the neighbours. The whole property, particularly the new extension is completely flooded with natural light and masses of glazing that allow the homeowners to enjoy the landscape views in nearly every room of the home.
